Dunelm HQ, Syston, Leicester
Dunelm’s new headquarters is designed to meet the ongoing needs of the rapidly expanding retailer which has 140 stores across the UK. We worked closely with Dunelm to design and develop the headquarters to provide excellent working conditions for the staff, whilst achieving very low future energy costs.
Following research into BREEAM (Building Research Establishment Environmental Assessment Method), the design team recommended that Dunelm focus on achieving ‘excellent’ ratings under two particular sections of BREEAM: energy use, and health and wellbeing.

The building has 7,000 square metres of net floor area set out over two storeys in three connected blocks. Open-plan space with an abundance of natural daylight forms two blocks, whilst the third contains cellular accommodation such as the core, conference and training facilities and meeting rooms.
The building’s orientation ensures a satisfactory level of road noise for staff and the office spaces maximise daylight while effectively controlling glare. The building’s materials are crisp and simple, consisting of glass and precast concrete cladding contrasting with the building’s lush landscaped setting.
