This mixed-use masterplan proposal will occupy an important site on the Nottingham Canal and London Road, a major vehicular artery serving Nottingham’s city centre from the south. The proposal maximises the site’s prominent location with a landmark development of significant scale. To accommodate varying land ownership, the development is capable of execution in phases. The first phase has planning permission for 20,000 square metres of offices with associated waterfront bars and restaurants.
Adopting an innovative approach to unlocking the area’s full potential, the masterplan envisages an exchange of land with Nottingham City Council in order to regenerate two brownfield sites. This will transform the character of a considerable length of the canal side and create new pedestrian links from future developments on Trent Riverside to the city centre.
Detailed consultations with both Nottingham City Council and Nottingham Regeneration Limited ensure the massing and layout of the scheme are respectful of adjacent listed buildings and in keeping with the local regeneration plan and the city centre’s design guidance.
