London Road Development, Nottingham
This mixed use master plan proposal occupies an important site on the Nottingham Canal and London Road, a major vehicular artery serving Nottingham’s city centre from the south. The proposals maximise the site’s prominent location with a landmark development of significant scale. In order to accommodate varying land ownership, the development is capable of execution in phases. The first phase has Planning Permission for 20,000sqm of offices with associated waterfront bars and restaurants.
Adopting an innovative approach to unlocking the potential of the area, the masterplan envisages an exchange of land with Nottingham City Council in order to regenerate two Brownfield sites, transforming the character of a considerable length of the canal side and creating new pedestrian links from future developments on Trent Riverside to the city centre.
Detailed consultations with both Nottingham City Council and Nottingham Regeneration Limited ensure the massing and layout of the scheme are in keeping with the local regeneration plan and City Centre design guidance and respectful of adjacent Listed buildings.
