Planning has been approved for a major new leisure and office development at Cadley Park, Swadlincote, representing a significant investment in South Derbyshire.
The scheme will replace the existing Green Bank Leisure Centre with a modern, community-focused facility while introducing a flexible office hub that will also serve as the headquarters for South Derbyshire District Council. The new leisure centre will provide enhanced opportunities for sport, wellbeing, and social engagement, creating a welcoming environment for the local community. Facilities include an a six‑court sports hall, two swimming pools, fitness suite and multi‑purpose studios.
Set within a verdant landscape of parkland, a pond and a neighbouring golf course, the building has been designed with a fully accessible 360‑degree approach. Moveable glazing and generous circulation routes create seamless connections between indoor activity spaces and the surrounding natural environment - a key part of our people‑first design philosophy.
Alongside the leisure centre, the new civic offices will provide a contemporary, efficient and transparent workplace for council teams. Spread across three levels, the offices include:
- Open‑plan workspaces
- Flexible meeting rooms
- Extensive views across parkland
A predominantly glazed façade maximises natural light and visual connection to the landscape, while a brise soleil system reduces solar gain and glare - supporting comfort, wellbeing and long‑term energy performance.

Swadlincote’s rural character and its position within the National Forest have strongly influenced our approach. Working with Ares Landscape Architects, we have prioritised biodiversity, natural materials and sensitive placemaking. Timber features prominently in key areas of the design, reinforcing the building’s relationship with its setting.
Sustainability has been embedded from the outset. The building will be fully powered by air source heat pumps, with photovoltaic panels generating clean electricity. These measures are expected to reduce carbon emissions by around 26,000kg of CO₂ annually, supporting the council’s environmental ambitions.
